Professional Real Estate Photos are an Investment for a Listing Agent's Business

"Think of it as buying a lottery ticket. It is a small risk to pay for professional photos, but the payoff could be in the thousands for this listing and many more to come as a result of smart marketing and your image as a marketeer.

Reasons to hire a professional photographer

  • Potential buyers have a better expectation and feel for the home before even visiting.
  • The listing agent is viewed as a marketer who presents his/her listings in the best way possible.
  • Great photos often generate multiple showings and multiple offers resulting in a higher sales price.
  • The Realtor becomes a hero to their seller often resulting in referrals to friends and family, more listings and a higher annual income for the Realtor.
  • In future listing interviews you are able to use those photos to impress the homeowner that you will present their home in the best way possible. We are an image driven society and people are drawn to a great photo. $200-$250 spent to hire a professional photographer now turns into thousands of dollars of commission back to you now and later.
  • Securing more listings means more happy sellers, more potential referrals and another factor to brag about during future interviews. Simply put, the more listings you get, your image of success is stronger which generates more listings and money in your bank account.

Brian Doherty Real Estate Lighting

Im often asked how I get my images to look so nice and bright. Followed up by what kind of camera I have etc etc. However what most people don't realize is that its not so much the camera but more so how your able to manipulate and control your lighting. Don't get me wrong the other stuff helps, but lighting is the most important part of a great photo.  Let’s have a look at what goes into making a photo pop of the page.  Here are two behind the scene looks at how I use speed lights to light interiors. 

The first thing I do after I find my composition is to expose for the windows. What does that mean? well normally it’s pretty hard to subtract light, and that means that I’m going to expose for the bright stuff, such as the windows and light up the rest of the room.

Here is the shot el natural with no added light, right out of the camera.
  

YIKES!! obviously thats way to dark, so what I have to do is figure out where to put my lights to fill in all these dark shadows. 


For the final shot I used 3 flashes. One shot through an umbrella towards the chair. Another bounced off the wall behind me to light the foreground of the photo. Then a third bounced of the fair left hand wall to light up the left side.

Again like above I expose for the windows. 


Way to dark. So I must figure out were to bounce all my light and fill in all the shadows.
