In Real Estate a Picture is worth Thousands of Dollars.



A picture is can be worth a thousand words.....  in Real Estate its worth thousands of dollars. Next to listing a property on the local MLS and the internet, making the property look attractive to buyers is the most important thing an agent must do. With 80% of home buyers shopping for a home online (according to the NAR), the way your listings look is an important factor, if not the most important, in generating buyer interest. Its Been awhile


 Its been a while since my last post and I was going threw and purging photos when I came across this antique boat I shot in Boston Harbor last summer. This is probably one of my favorite photos I have done and though I would share. I took it with my Canon G10 which is a great camera by the way. Thats all, short and sweet.

Simple Home Staging For a More Appealing Photo

Here is a example of how a little simple home staging can greatly change the look and feel of a photo. Below we have a nice small table in a well lit room. Its cozy, bright and clean but it lacks any real wow factor. The chairs are pushed in under the table and the table is empty and boring. The space basically feels dull and uninviting. In order to change the look and feel of the room, I spent about 3 minutes preparing it to be photographed. Luckily every thing I needed was already in the home.

I am by no means a professional home stagger, but I do know that the key to home staging is to present the home in a manner to which potential home buyers can envision themselves living comfortably in the home. So I took a small plant from the kitchen, salt and pepper shaker and added some colorful funky plates and mugs. Adding these few things greatly improves the over all look and feel of a photo. Another easy thing to make the space more inviting was just a matter of opening up the chairs. As you can see doing so creates a much more flattering composition.

The online images of your home have to impress a buyer in 15 seconds or less before they dismiss your property as a non contender. Gone are the days when any old photo will do. If your images don’t look professional you risk losing a buyers interest in just a "click". As t

he saying goes “you only get one chance to make a first impression” so why waste it.

Importance of a good Headshot

I think it is very interesting to see how some real estate agents market themselves online. There have been a number of times I have clicked on the "About Me" page or have seen business cards with an out of focus, dark unflattering photo. It's no secret that 75% of people start their home/agent search on the web. So why is it when you have that split second chance to make a good first impression, you lose it by not having a professional head shot.

I'm not saying it's an absolute deal breaker, but of course you want that person to connect with you and unfortunately people are very judgmental. A picture can say a lot about a person their character, age, demeanor etc. So why not project that in your photo.

A poorly done headshot can say " Hey nice to meet you! I do things cheap, with as little effort as possible and sleep till noon because I hate going to work"


You want your photo to say " Hello, nice to meet you. I hold myself to a very high standard and do things properly and at 110%. I wake up at 6 am every morning and work out" haha that may be exaggerating but you get the point.

So why is it more agents and professionals have not had headshots done! Is it the price, the hassle, too camera shy, too lazy, don't think its important.....? Are they not serious about being a professional broker/agent? What ever the answer maybe, hopefully they will evaluate their image and want to be viewed as a professional.
